Located on a mid-terrace site in Barcelona’s Eixample district, we were commissioned with the full scope of a vertical extension and refurbishment of a residential building. This involved comprehensive management covering all aspects: legal, commercial, technical, project management, tendering, cost control, marketing, advertising, and sales.

The project entailed a complex intervention to vertically extend an existing building designed in the 1960s by the architect Jordi Bonet Armengol. The original structure comprised a basement and ground floor dedicated to vehicle parking, and a first floor housing a single 280 m² dwelling. As the building falls within the Eixample heritage protection area, the design had to respect tradition while maintaining a balance between regulations, materials, quality, and architectural modernity.

The project involved refurbishing the existing dwelling to convert it into two separate units, whilst simultaneously constructing a vertical extension of four additional storeys, with two apartments per landing.

Adding these new floors required the construction of new foundations along the right-hand party wall and the incorporation of off-site fabricated steel columns with crossheads, prepared to support in-situ unidirectional reinforced concrete slabs.

Crucially, all this was executed while the basement and ground floor car park remained fully operational, with vehicles entering and exiting throughout. Despite the complexity and difficulty of the works, construction was completed in under a year, thanks to a comprehensive design and a meticulously detailed programme of works.

Both the design and construction phases placed great emphasis on maximizing natural light, featuring galleries and large openings with heights exceeding the standard. Construction details were also carefully considered, such as ventilated roofs and insulation to eliminate thermal bridges. We selected high-quality materials designed to age well, and installed heating and cooling systems via heat pumps—installations that remain an example of comfort to this day.

Despite the complexity inherent in a development of this nature, costs did not deviate from the initial forecasts. It is also worth noting that the commercialisation ran parallel to the construction, with all apartments being sold off-plan before the works were completed.
